Today we are talking about the cost of having your property professionally managed in Sacramento. There are two different scales in our area. Some property managers will charge a flat fee of between $85 and $125 per month, and other property managers will charge a percentage of your rent, usually anywhere from five percent to eight percent, depending on the property. Most property managers will charge the owners of multi-family homes a percentage of the rental income. This is a cost you can usually negotiate with your property manager.

There are additional services that many property management companies charge for, including a cost for taking pictures, performing inspections, setting up the lease, terminating a lease and sometimes there are other processing fees. At PURE Property Management, we waive a lot of those. We do charge the inspection fee and we make sure you get valuable services in exchange for any fee you incur. For example, did you know that in Sacramento and around Sacramento County, your property needs to be registered with that municipality? Lots of people don’t know that, and we can take care of that registration cost for you. Owners can be liable for not registering their rental properties; in fact there are several pending court cases going on right now.

So, what does it cost to work with us? At PURE Property Management, the first thing we do is take a look at your property before we decide to manage it for you. Then, we charge a monthly management fee, which is $115 per month. When we find you a tenant, we charge a rent up fee which is between 50 and 55 percent of one month’s rent. These are the two major costs throughout the property management process when you work with us.
